Few Prices Yet Recorded as Adams Sees 15 Property Transfers

ADAMS -- Fifteen property transfers were recorded in Adams between May 28 and June 26, but only two carried sale prices by the time this report was compiled, leaving most of the period's market activity undocumented for now.

MARKET OVERVIEW The Northern Berkshire Registry of Deeds recorded 15 property transfers in Adams during the period. Of those, two showed recorded sale prices, ranging from $160,000 to $210,000, for a median of $185,000 based on those two figures. Three additional transfers were nominal-consideration transfers, recorded for amounts under $10,000, and are not counted as market sales. The remaining 10 transactions had no price recorded in the registry as of this report; those are listed as price not yet available. With sale prices available for only two of 15 recorded transfers, the raw count of 15 transactions does not, on its own, indicate whether the period was especially active or quiet for completed sales.

TOP SALES The highest-priced recorded transaction was at 59 Howland Ave, which changed hands for $210,000 on May 28. FSCL Homes LLC was the seller; Mortgage Electronic Registration Systems Inc and Champions Funding LLC were listed as buyers. Bed, bath and square footage figures were not available from the deed record. The second recorded sale was at 41 Willow St for $160,000 on June 1. Michelle A. Ostrowski and Shana M. Snow were the sellers; DeDominici Real Estate LLC was the buyer. No other transactions recorded in this period carried a sale price as of this report.

NEIGHBORHOOD BREAKDOWN Summer Street and North Summer Street together accounted for six of the 15 recorded transfers: two separate deed entries at 50 Summer St, one each at 54 and 58 Summer St, and two entries at 88 North Summer St. None of those six transactions had a recorded sale price as of this report. 33 Apremont St also appeared twice in the dataset, both without recorded prices. Of the two transactions with recorded sale prices, both fell under $500,000: 59 Howland Ave at $210,000 and 41 Willow St at $160,000.

MARKET NOTES Financial institutions were listed as sellers in a notable share of this period's transfers. Greylock Federal Credit Union was the seller in four separate deed entries, including an unaddressed Adams transaction, 2 Horn Pl, and both entries at 50 Summer St. Adams Community Bank was the seller in a transfer at 11 Melrose St. Three transfers, at 0 Bellevue Ave, 58 Summer St and 54 Summer St, were nominal-consideration transfers recorded for under $10,000 and are not counted among market sales; two of those listed Adams Town as the seller and one listed Adams Town as the buyer. At 88 North Summer St, the seller, Ann Marie Adamczyk, and the buyers, Stanley G. and Nancy B. Adamczyk, share a surname. At 33 Apremont St, one entry listed the Amy Gelinas Living Trust as seller. No bed, bath or square footage data was available from deed records for any property in this period.
