Adams Home Sales Stay Below $250,000, With June Median Near $126,000

ADAMS -- Eleven deeds were recorded in Adams between June 12 and July 11, 2026, with prices disclosed in six of those filings; among them, the median consideration was $125,750 and no disclosed figure exceeded $239,089.

MARKET OVERVIEW The period produced 11 deed recordings at the Northern Berkshire Registry of Deeds, six of which included a disclosed consideration amount. Among those six, prices ranged from $25,000 to $239,089, with a median of $125,750. The remaining five carried no disclosed price. Activity was heavily concentrated on a single day: nine of the 11 filings were recorded June 12. Three addresses — 18 Richmond Lane, 99 North Summer Street, and 34 Upton Street — appear more than once in the dataset, each with companion recordings on the same date. Multiple same-day filings at a single address are consistent with the common registry practice of recording a deed of conveyance and a mortgage instrument simultaneously; the number of distinct ownership transfers in the period is therefore fewer than 11.

TOP SALES The largest disclosed consideration in the period was $239,089, recorded June 15 at 18 Richmond Lane. The deed names Matthew Griffin and Karla M. Gaetani as grantors; Mortgage Electronic Registration Systems Inc. and Guild Mortgage Co. LLC are listed as grantees. A companion deed at the same address, recorded the same day, lists the same grantors without a disclosed price.

The second-largest disclosed figure was $202,500 at 45 East Street, recorded June 12. Gileade Ribeiro and Melissa Ribeiro are named as grantors; Digital Federal Credit Union and Mortgage Electronic Registration Systems Inc. appear as grantees.

A consideration of $132,000 was recorded June 12 at 16 Anthony Street. Grantors Cheryl J. Lillie and Cheryl J. Demarsico transferred to Leader Bank N.A.

At 2 Kittler Avenue, Michael L. Trong and Nathan Trong sold to DNC Real Estate LLC for $119,500 on June 12.

NEIGHBORHOOD BREAKDOWN North Summer Street generated the most filings of any single location, with three recordings tied to 99 North Summer St. Two of those name Cody Raymond Alvarez and Casey Anne Alvarez as grantors — one with a $40,000 consideration to Greylock Federal Credit Union and Federal Home Loan Bank of Boston, and one companion filing without a disclosed price. A third recording at the same address names Jes W. Witto and Tiffany M. Witto as grantors, also without a disclosed price and without a listed grantee in the dataset.

Upton Street produced two filings for 34 Upton St., both listing Erin Shea as grantor. One carried a $25,000 consideration to Greylock Federal Credit Union and Federal Home Loan Bank of Boston; its companion filing lists no price. Richmond Lane had two companion filings at the same address on the same date. East Street, Anthony Street, and Kittler Avenue each produced a single recording. One deed in the dataset carries no street address — only "Adams, MA" — with Liana Arvay and Menachem Grossbaum as grantors; no price was disclosed for that transaction.

MARKET NOTES Five of the six filings with disclosed prices name a financial institution as the primary grantee — among them Mortgage Electronic Registration Systems Inc., Guild Mortgage Co. LLC, Digital Federal Credit Union, Leader Bank N.A., Greylock Federal Credit Union, and Federal Home Loan Bank of Boston. When a financial institution appears as grantee in registry records, the recorded consideration typically reflects a loan amount rather than the property's purchase price. The one transaction naming a non-lender as grantee is 2 Kittler Avenue, where DNC Real Estate LLC paid $119,500. Square footage and property-type data are not available from deed records for this period.
